PROPOSAL Submitted For New House At Wemyss Bay

INVERCLYDE planners are being asked to agree that a house can be built in the grounds of a property at Wemyss Bay.

An application has been made seeking planning permission in principle for a detached four/five-bedroom home on land adjoining 38 Leapmoor Drive.

A previous application was refused. A statement submitted to Inverclyde Council officials explains: “Local Development Plans have changed since 2008 when the previous application was made. This proposal can be justified.

“A new house here can be designed and positioned without detriment to the neighbourhood, with much of the existing green cover retained.

“The house would be set on the higher ground to avoid the need for extensive excavations and to take advantage of the views afforded to the west.

“An area of 1,500 square metres would be allocated to the new plot, giving ample space for car parking, recycling facilities and access.”

The statement continues: “The house would respect the building lines of the existing street layout, but would be of a contemporary design reflecting current trends and standards, with shading to the south and extensive energy-efficient glazing to the west while respecting the relative proximity of the houses opposite.

“The existing houses in Leapmoor Drive and surrounding streets are very much of their time. Developer-designed and built, they have questionable architectural merit and there is a strong argument that this style should not be merely repeated.

“The site is unusual enough to support something more contemporary and it is proposed that the new house would be designed to accord with current and future requirements for sustainability and energy conservation, using heatpump and solar panel technology.

“The detailed design is for a later stage but it can be said that proposals would feature strong linear elements and flat roofs to allow the house to sit down on its higher platform.”

The proposal is pending assessment by the planning department.
